What to Expect at the Lucerne Grand Showflat

A viewing runs for about one to two hours and is led by one of our representatives rather than left to you to walk alone. We start with the development model itself, the site plan and the twenty six facilities across five zones, and the way the five blocks sit on the site relative to Lakeside MRT Station and Jurong Lake Gardens, drawing on the project info and location pages.

Next, the representatives will lead you into the show units themselves, 3 show units in total. The physical experience of touring the show unit adds value over viewing the 3D Virtual Tour. The Bosch and Samsung kitchen appliances and the Geberit, Hansgrohe and Franke fittings can be handled, the quartz countertop and the honed floor tile can be experienced under the light, and the cabinet and wardrobe workmanship can be assessed. Nonetheless, because the showflat is not at the project site, a visit does not show the light, the level or the outlook from any particular home, and we will not tell you otherwise.

We then work through the layouts. Sixteen layouts across seven unit types, from 624 sqft to 1,432 sqft, is more choice than most buyers want to compare on a screen, and putting two or three floor plans side by side on the table is the fastest way to narrow it. Where financing is the question, we can walk you through what you can borrow, the loan to value limits and the Total Debt Servicing Ratio, the stamp duty payable on your own situation, and the monthly instalment that follows, using the mortgage calculator and the price page together.

The part that is hardest to do remotely is the choice of stack and floor. All 36 stacks have a published facing, eight of them receive an acoustic ceiling at the balcony, and matching that to a specific unit number, a level and a household is the work we do with you at the table, using the stacking chart and the site plan. If you already have a unit in mind, bring the number. If you have two or three, bring the shortlist.
