How the maintenance fee is built up▼

A Singapore condominium charges maintenance by share value, not by floor area. Each unit is allotted a share value, the management corporation sets a rate per share value per month, and your fee is the product of the two. Lucerne Grand publishes both halves.

Share values and the published rate
BandShare valueRateEstimated monthly fee
Every 2 and 3 Bedroom type16$33.80 per share value per month$541
Every 4 Bedroom type19$33.80 per share value per month$642

The rate splits into $25 residential-common and $8.80 common-common. The common-common portion is the share of the wider mixed development that residential owners contribute to. Fees exclude GST and are estimates until the management corporation is constituted.

Mixed Development

Lucerne Grand sits above Lucerne Galleria, and the two are not the same address

Lucerne Grand is the residential half of a mixed development. The retail half is Lucerne Galleria, roughly 1,000 sqm of shops, food and beverage and a supermarket of about 700 sqm, all on the first storey. The Housing Developers Licence covers both, licensing 570 units of flat or apartment with commercial, and it is issued jointly to two companies because the development has two halves.

This matters more than it sounds. When a facility, a figure or an amenity is quoted for a mixed development, it belongs to one half or the other, and the two are charged, managed and accessed differently. The table below separates them.

On the naming: the government records name the whole development “Lucerne Grand and Lucerne Galleria”. Where you see the two names used separately, that is a real distinction between the residential and retail components, not an inconsistency.

Location & Connectivity

Lakeside MRT is at the boundary, and the train line runs above the first-storey garden

Lucerne Grand occupies Lot 05222A MK06 at Lakeside Drive, in District 22, in the Jurong West planning area. Lakeside MRT Station on the East West Line sits immediately to the north of the site, reached under shelter without a feeder bus. Boon Lay Way runs along the northern edge and Lakeside Drive along the southern edge, with Jurong Lake to the east.

The MRT track passes above Wellness Valley, the Level 1 garden on the northern side. That is the reason the northern-facing stacks receive an acoustic ceiling at the balcony and the reason the development fits noise barriers to the adjacent track. It is covered in full under Views and Orientations.

Jurong Lake District, and why the site was priced the way it was▼

Lucerne Grand sits inside Jurong Lake District. The land was sold through the Government Land Sales programme, launched on 8 April 2025 and awarded on 9 June 2025 after six bids. The land cost is covered under Investment Context.

Because the tender launched after 1 September 2022, the development falls under the harmonised floor area rules. In practice that means the strata areas quoted for each unit are measured on the current basis rather than the older one, so comparing a unit here against a unit in an older project is not always a like-for-like comparison of the same square feet.

See the site before you decide

The sales gallery is next to the development site itself, so you can see the actual land, the MRT adjacency and the surroundings on the same visit.

Views & Orientations

Every one of the 36 stacks has a published facing, and eight of them come with an acoustic ceiling

All 36 stacks carry a published facing. 14 face north, 14 face south, 6 face east toward Jurong Lake and 2 face west. Of those, 10 look inward over the pool decks rather than out of the development. The eight stacks that face north toward Boon Lay receive an acoustic ceiling at the balcony, because the MRT track passes above the Level 1 garden on that side.

Two units of the same layout and the same size can sit on opposite sides of the development. The table below records which stack faces which way.

The acoustic ceiling stacks: 16, 17, 22, 23, 26, 27, 28, 29. These are the 8 north-facing stacks, and the provision applies to those stacks. The development also fits noise barriers to the adjacent train line; these stacks take restrictors on their windows and balcony sliding doors, and stacks 1, 2, 30, 31, 32, 35 and 36 take window restrictors.
Pool-facing and inward-facing stacks, and how they differ from the outward ones▼

A stack looks in one of four directions: out to the north over Boon Lay Way, out to the south over the school, out to the east toward Jurong Lake, or inward across the pool decks and gardens. 10 stacks are pool-facing, five on the northern side of the water and five on the southern side. Two further stacks, 7 and 24, are recorded simply as inward facing.

Six stacks carry an eastern aspect toward Jurong Lake. No view gradient by floor level is published.

What the developer’s own view photographs actually show▼

Three view photographs are published, looking north, south and east. All three were taken at approximately Level 12 in June 2026, from the site itself, before the building existed. They show what a unit at approximately that height on that side looked out at on that date.

They do not show what a unit on Level 4 or Level 17 sees, and nothing between the published heights is recorded. Surrounding land can also change. The development sits inside Jurong Lake District, which is under active transformation, so an outlook across an undeveloped parcel today is not a permanent one.

Bring a shortlist of stacks

A floor plan does not show which way a stack faces. Bring two or three stack numbers and the sales team can work through what each one looks at using the stacking chart and the site plan side by side.

Unit Types & Floor Plans

16 layouts across 7 unit types, from 624 sqft to 1,432 sqft

Lucerne Grand has 16 distinct layouts grouped into 7 unit types, spanning two to four bedrooms. Sizes run from 624 sqft for the single 2 Bedroom layout up to 1,432 sqft for the 4 Bedroom Premium with Entertainment room. Sizes are certified strata areas.

Two units described as “3 Bedroom” can be different layouts, on different stacks, with different facings. The layout code identifies which.

Stack 2 runs two layouts vertically: DP2a on levels 02 and 03, and DP2 from level 04 upward.

What the (P) suffix means, and why 31 units carry it▼

A layout code followed by (P) is the same layout with a Private Enclosed Space, the ground-level outdoor area that belongs to the unit. Every (P) unit in this development sits on Level 02, which is the lowest residential floor, because Level 01 is given over to Lucerne Galleria and the arrival areas.

31 units carry a Private Enclosed Space, one per stack on Level 02 across 31 of the 36 stacks. The strata area quoted for a (P) unit is the certified figure for that unit and already accounts for the enclosed space, so a (P) unit and its standard equivalent share the same headline size.

Where the near-identical layouts actually differ▼

Several layouts sit within a few square feet of each other. The difference is room proportion and kitchen arrangement rather than one distinguishing feature. C3 at 893 sqft and C3a at 904 sqft differ by 11 sqft and face in different directions: C3 is on stacks 32, 35 and C3a on stack 1.

CP2S, CP3S and CP4S share an identical 1,001 sqft and sit on entirely different parts of the site, so the choice between them is a choice of position. The clearest genuine step inside the 4 Bedroom band is between DP1S, which adds a Study, and DP1E, which adds an Entertainment room and 87 sqft over it.

What the certified area breakdown covers▼

Each layout has a certified area breakdown covering the living and dining area, the study where there is one, the kitchen and yard, each bedroom, each bathroom, the water closet where there is one, the household shelter, and the private enclosed space or balcony.

These are estimated areas taken from the approved plans and are subject to final survey.

Fittings, Appliances & Finishes

The kitchen steps by bedroom count, and the hob is replaced rather than upgraded

Provision at Lucerne Grand is set by band, not by individual layout, and the bands are not the same for the kitchen as for the bathroom. The kitchen runs on three bands by bedroom count. The hob differs between them: 2 Bedroom units take a two-zone induction hob, and 3 and 4 Bedroom units take a three-burner gas hob instead. One replaces the other.

The smart home and smart community provision▼

The development is fitted with a smart home suite covering a digital lockset, lighting control at the foyer, air-conditioning control in the living room and master bedroom, a home gateway and smart surveillance. On the community side it carries facility booking, audio video telephony and a visitor invitation function.

Facilities

“How many facilities are there, and where exactly are they?”

There are 26 numbered residential facilities, spread across five zones on four levels, from the arrival lobby in Basement 1 up to Social Valley on Level 3. The count covers the condominium only. The shops, supermarket and restaurants of Lucerne Galleria are separate and are not included in it.

The zone names carry the development’s design idea. Lucerne Grand is named for the alpine lake town, and the amenity levels are arranged as valleys between the blocks rather than as a single deck.

What the development does about noise▼

The MRT track passes above Wellness Valley on the northern side of the site. The development addresses it in three ways: noise barriers fitted to the train line, an acoustic ceiling at the balcony of the 8 north-facing stacks, which are stacks 16, 17, 22, 23, 26, 27, 28, 29, and restrictors on the windows and balcony sliding doors of those same stacks. Stacks 1, 2, 30, 31, 32, 35 and 36 take window restrictors.

The facing table under Views and Orientations records which stack faces which way. The inward and pool-facing stacks sit furthest from the track.

The Developer

Two licensed companies, one parent, and a Band 1 construction quality record

Lucerne Grand is developed by CDL Polaris Properties Pte. Ltd. and CDL Polaris Commercial Pte. Ltd., which hold Housing Developers Licence C1549 jointly. Both are subsidiaries of City Developments Limited, a Singapore property company operating since 1963. The two-company structure exists because the development has a residential half and a retail half.

City Developments Limited holds CONQUAS Band 1, the top construction quality band awarded by the Building and Construction Authority. Its track record is 12 Band 1 projects, 1 Band 2 project and 8 further projects under assessment.

What harmonised floor area means when you compare projects▼

Because this tender launched after 1 September 2022, Lucerne Grand falls under the harmonised floor area rules. Those rules changed which parts of a unit count toward gross floor area and toward the strata area you buy.

The practical consequence is that a unit here and a same-sized unit in a project approved under the older rules are not measuring the same thing. A comparison of square feet, or of price per square foot, between the two bases is not a like-for-like comparison.

Frequently Asked Questions

Detailed answers to the questions buyers ask most often

These cover the layout-level detail that is hard to get from a floor plan alone. Development-level questions about tenure, the developer, completion and the showflat are answered on the main Lucerne Grand page.

What does the S in B2S, B3S and CP1S add to the layout?▼

The S marks a Study. B2S and B3S are the 2 Bedroom + Study layouts at 667 and 710 sqft, and CP1S, CP2S, CP3S and CP4S are the 3 Bedroom Premium + Study layouts from 947 to 1,001 sqft. The Study is a measured room with a certified floor area on each of those layouts.

What changes in the kitchen as you move from a 2 Bedroom to a 3 or 4 Bedroom layout?▼

Four things change and one stays the same. Moving from the 2 Bedroom band to the 3 Bedroom band, the cooker hood goes from 60cm to 90cm, the washer cum dryer goes from 8kg/6kg to 11kg/7kg, the fridge freezer goes from 60cm to 70cm, and the two-zone induction hob is replaced by a three-burner gas hob. Moving again to the 4 Bedroom band, only the fridge changes, from 70cm to 90cm. The Bosch built-in oven is common to every layout in the development.

Which layouts get a separate WC, and what is fitted in it?▼

The four 3 Bedroom Premium + Study layouts, CP1S, CP2S, CP3S and CP4S, and all five 4 Bedroom layouts, DP1, DP2, DP2a, DP1S and DP1E. The WC carries an Inspirione pedestal water closet, an Inspirione wall hung basin with tap and a Monic shower set. A water closet appears as its own measured room on those layouts.

Which layouts come with ceiling fans?▼

Every layout has a ceiling fan in the living area. B3S, CP1S and C2 add a second in bedroom 2, so those three take two. No brand is specified.

Which stacks get the acoustic ceiling at the balcony, and why those?▼

Stacks 16, 17, 22, 23, 26, 27, 28, 29. All 8 of them face north toward Boon Lay Way, and the MRT track passes above Wellness Valley on that side of the site. The acoustic ceiling is the developer’s response to that specific adjacency, alongside noise barriers on the track and restrictors on the windows and balcony sliding doors of those stacks.

What does the (P) after a layout code mean?▼

It marks the version of that layout with a Private Enclosed Space, the outdoor area that belongs to the unit rather than to the common property. Every (P) unit sits on Level 02, the lowest residential floor, because Level 01 is given over to Lucerne Galleria and the arrival areas. 31 units in the development carry one.

What does DP1E’s Entertainment room give you over DP1S’s Study?▼

87 sqft and a different kind of room. DP1S is 1,345 sqft with a Study; DP1E is 1,432 sqft with an Entertainment room, and it is the largest layout in the development. DP1E sits on stacks 13, 18, one facing north over the pool and one facing south over the pool, so the two units of that layout on any floor look in opposite directions.

CP2S, CP3S and CP4S are all 1,001 sqft. How do I choose between them?▼

By position, because all three are 1,001 sqft. CP2S is on stacks 5, 14, 17, 26, CP3S on stack 30 and CP4S on stack 6. That spreads them across three different aspects: CP2S has stacks facing both south toward the school and north toward Boon Lay, CP3S faces east toward Jurong Lake, and CP4S faces north over the pool. Two of the CP2S stacks also receive the acoustic ceiling.

Still have a question?

If your question is about a specific layout code or a specific stack, send it over with the code and we will answer it against the developer’s own schedules.
