Every layout in the development is in the downloadable Lucerne Grand Floor Plan eBrochure (18MB PDF File).

Lucerne Grand has 570 homes drawn as 16 layouts. Those 16 layouts group into seven unit types spanning 2 to 4 bedrooms, and they run from 624 sqft to 1,432 sqft. Layout count, unit type count and bedroom count are three different numbers, and the sections below are ordered by unit type.

Every size quoted here is an estimated strata area certified by a registered land surveyor and derived from the approved plans. The certified breakdown itemises the living and dining area, the kitchen and yard, each bedroom, each bathroom, the separate water closet, the household shelter, the balcony and any private enclosed space, and it carries no air conditioner ledge line, so the ledge falls outside the quoted size. The land parcel was launched for tender on 8 April 2025, which places the project on the harmonised basis for strata area. Set against older stock whose quoted sizes take the ledge in, the same physical home reads smaller on paper here, so any figure computed per square foot from these sizes reads higher.

The five blocks are addressed 30, 32, 34, 36 and 38 Lakeside Drive and each rises 17 storeys. Level 1 carries Lucerne Galleria and the arrival areas, so the homes begin at Level 2. Block 30 holds stacks 01 to 07, Block 32 holds stacks 08 to 15, Block 34 holds stacks 16 to 23, Block 36 holds stacks 24 to 30 and Block 38 holds stacks 31 to 36. Two basement levels hold the carparks, and the unit distribution chart shows which layout sits in which stack on every level.

Typical Unit Floorplan Layout

Every layout carries two bathrooms, a master bath and a second bathroom. The 3 Bedroom Premium + Study and the three 4 Bedroom types add a separate water closet, a household shelter and a yard off the kitchen; the 2 Bedroom and 3 Bedroom types carry none of the three.

Every layout has a ceiling fan in the living room, and B3S, C2 and CP1S add a second in bedroom 2. The living room ceiling is 2.79m in every layout except DP1S and DP1E, which are 2.90m, and bedrooms are 2.79m throughout. Air conditioning is wall mounted, on four fan coil units in the 2 Bedroom and 2 Bedroom + Study layouts, five in the 3 Bedroom layouts, six in the 3 Bedroom Premium + Study and 4 Bedroom Premium layouts, and seven in DP1S and DP1E.

2 Bedroom Floorplan Layout

One layout, 96 homes, 624 sqft. Type B1 runs in stacks 03 and 04 of Block 30, stacks 08 and 15 of Block 32, stack 16 of Block 34 and stack 27 of Block 36, from Level 2 to Level 17.

It is a dumb-bell layout with the two bedrooms set either side of the living and dining area, an enclosable galley kitchen, and two bathrooms. The second bathroom has a dual entrance, reachable from the corridor and from bedroom 2. There is no household shelter, yard or separate water closet. The kitchen takes the Two Bedroom band fittings: a 2 zone induction hob, a 60cm hood and a 60cm fridge freezer.

2 Bedroom + Study Floorplan Layout

Two layouts, 126 homes, 667 to 710 sqft. Type B2S runs in stack 23 of Block 34, stack 28 of Block 36 and stacks 31 and 36 of Block 38. Type B3S runs in stacks 11 and 12 of Block 32 and stacks 19 and 20 of Block 34. Both carry two bathrooms and no household shelter, yard or separate water closet, and both take the Two Bedroom band kitchen.

The two differ in shape rather than in fittings. B2S at 667 sqft is a dumb-bell layout with an enclosable galley kitchen glazed on one side, and its second bathroom has a dual entrance. B3S at 710 sqft is the one layout in this band that is not dumb-bell: both bedrooms sit on the same side, the kitchen is open plan, the master bedroom entrance is longer and the second bathroom has no dual entrance. The television wall length differs across all three of the 2 Bedroom layouts. In both types the study converts to a dining area or a helper’s room, and the study is air conditioned. B3S is one of three layouts fitted with two ceiling fans. B2S is built as a show unit.

3 Bedroom Floorplan Layout

Four layouts, 125 homes, 872 to 904 sqft. Type C1 at 872 sqft runs in stack 09 of Block 32, stack 22 of Block 34 and stack 29 of Block 36. Type C2 at 883 sqft runs in stack 07 of Block 30 and stack 24 of Block 36. Type C3 at 893 sqft runs in stacks 32 and 35 of Block 38. Type C3a at 904 sqft runs in stack 01 of Block 30. All four carry two bathrooms and none of them has a household shelter, a yard or a separate water closet. All four take the Three Bedroom band kitchen, with a 3 burner gas hob, a 90cm hood and a 70cm fridge freezer.

What separates them is the entrance and the circulation. C1 and C2 open towards the living area, C3 opens into a private foyer and C3a opens towards the kitchen. In C1 and C2 the bedroom foyer leads to the master bedroom door, while in C3 and C3a it leads to the master bath wall. C1 and C2 place bedrooms 2 and 3 side by side; C3 and C3a do not. C1 and C2 have naturally ventilated bathrooms, C3 and C3a mechanically ventilated ones. C1 and C2 have a slightly smaller second bathroom, where a column intrudes into the shower area. C3 and C3a differ from each other only at the entrance foyer, and C3a carries a longer storage cabinet outside the kitchen. C2 is one of three layouts fitted with two ceiling fans.

This band shows five plans for four layouts. The fifth is the C2 private enclosed space variant on Level 2, which is drawn separately because its ground level outdoor area changes the plan.

3 Bedroom Premium + Study Floorplan Layout

Four layouts, 128 homes, 947 to 1,001 sqft. Type CP1S at 947 sqft runs in stacks 33 and 34 of Block 38. Type CP2S at 1,001 sqft runs in stack 05 of Block 30, stack 14 of Block 32, stack 17 of Block 34 and stack 26 of Block 36. Type CP3S at 1,001 sqft runs in stack 30 of Block 36, and Type CP4S at 1,001 sqft runs in stack 06 of Block 30. Every layout in this band carries two bathrooms plus a separate water closet, a household shelter and a yard off the kitchen, and takes the Three Bedroom band kitchen fittings.

The study is the dividing line. CP2S is the only one where it is an open flexible space, and it is the layout built as a show unit; in the other three it can be enclosed. The CP1S study has no window, while the CP3S and CP4S studies do. CP1S is also the only kitchen in the band without a glass enclosure. CP2S and CP4S share the same layout and differ only in the study room and the entrance width. CP3S has the longest living room, a tucked in kitchen with two windows, and is the only layout in the band with a storage cabinet. CP1S is one of three layouts fitted with two ceiling fans.

4 Bedroom Premium Floorplan Layout

Three layouts, 47 homes, 1,152 to 1,195 sqft. Type DP1 at 1,163 sqft runs in stack 10 of Block 32 and stack 21 of Block 34. Types DP2 and DP2a share a single column, stack 02 of Block 30: DP2a at 1,152 sqft occupies Levels 2 and 3, and DP2 at 1,195 sqft runs from Level 4 upward. Every layout carries two bathrooms plus a separate water closet, a household shelter and a yard, takes the Four Bedroom band kitchen with its 90cm fridge freezer, and has a living room ceiling height of 2.79m. All three have a wider dining area than the smaller types.

DP1 has a longer entrance and a longer master bedroom entrance than the other two. Its household shelter sits inside the kitchen, recessed behind the fridge, which makes the DP1 kitchen the larger of the two arrangements; in DP2 and DP2a the shelter sits outside the kitchen. DP2 and DP2a carry a storage cabinet behind the dining area, a longer living room, and a master bedroom window beside the wardrobe. Of the three, only DP2 has a balcony in the master bedroom.

4 Bedroom Premium + Study Floorplan Layout

One layout, 16 homes, 1,345 sqft. Type DP1S runs in stack 25 of Block 36, from Level 2 to Level 17. It carries two bathrooms plus a separate water closet, a household shelter and a yard, the Four Bedroom band kitchen and a 2.90m living room ceiling.

Read against the 4 Bedroom Premium + Entertainment layout, DP1S has a shorter entrance, its study room is smaller than the entertainment room in DP1E, and the kitchen worktop beside the fridge is shorter.

4 Bedroom Premium + Entertainment Floorplan Layout

One layout, 32 homes, 1,432 sqft, the largest in the development. Type DP1E runs in stack 13 of Block 32 and stack 18 of Block 34. It carries two bathrooms plus a separate water closet, a household shelter and a yard, the Four Bedroom band kitchen and a 2.90m living room ceiling.

The combined living and entertainment space is wider than the DP1S study arrangement, which is what the extra 87 sqft buys. The household shelter sits outside the kitchen, the entrance is shorter, the kitchen is shorter with a smaller storage cabinet beside the fridge and a window at the yard only, the separate water closet has no window, bedroom 4 is 9 sqm, and the second bathroom has no dual entrance. The master bedroom carries an additional window. DP1E is built as a show unit.
